How the three limits work
Conforming (FHFA)
Loans at or under the limit can be bought by Fannie Mae and Freddie Mac. Larger loans are “jumbo” loans. FHFA resets the limits each November.
FHA (HUD)
The most FHA will insure in a county: 115% of the local median sale price, kept between a floor ($541,287) and a ceiling ($1,249,125).
VA
Veterans with full entitlement have no limit. With entitlement in use, the conforming limit sets how much guaranty is left.
